Cima delle Poiane
The name “Cima delle Poiane” (Poison Peak) comes from the frequent possibility of spotting these splendid birds of prey in flight. It is a special place of ancient origins, dating back to the Middle Ages. Today, after a passionate restoration by the current owners, the farmhouse has been brought back to life, boasting great charm while still being equipped with all modern amenities.
Located in the hills south of Lucca, with a sunny setting, it is just 6 km from the historic city center, 6 km from the “Lucca Est” highway exit, just 30 minutes from Pisa Airport, and 30 minutes from the seaside at Viareggio. The ancient village of Pozzuolo, with its farmhouses and villas, is a testament to rural life from times gone by.

Borgo ai Rovai
The Borgo ai Rovai village is located 10 km from the Tenuta on the western side of Lucca’s hills at an altitude of 220 m above sea level and immersed in the Estate’s olive grove, from which we produce our excellent “Petra” extra virgin olive oil.
The property consists of two Villas, equipped with every comfort and offering you a chance to savour the typical Tuscan rural style: Villa Belvedere and Villa Regio.
The two Villas enjoys a breathtaking view over the plain of Lucca and a splendid infinity swimming pool (shared between the two Villas) where the water enchantingly merges with the sky, with Lucca as your
backdrop.
These quaint and charming Villas are perfect only for true nature lovers, as well as offering an ideal starting point for excursions to explore the thousands of trails that cross the Monti Pisani range. If you are looking for a place of genuine Tuscan tranquilly and intimate beauty, then Borgo ai Rovai is the right spot for you!

Villa Cima delle Poiane
An authentic Tuscan Country House! It’s a charming residence, recently restored and equipped with all modern comforts. Exclusively for lovers of silence and panoramic views, it’s immersed in nature and the family olive grove, where excellent olive oil is produced. The view is splendid over the city of Lucca, the olive groves, vineyards, and the woods.

It’s located in the hills south of Lucca, well exposed to the sun. It’s 6.1 km from the historic city center, 6 km from the Lucca Est highway exit, and just 30 minutes from Pisa Airport and 30 minutes from the seaside at Viareggio.
The ground floor comprises a spacious living room and a kitchen-dining room. A narrow passageway leads slightly up from these to a guest bathroom and a living room with a sofa bed. The upper floor comprises two bedrooms and two bathrooms with showers, one of which directly ensuites a bedroom, as well as a small living room with a sofa with a fully extendable chaise longue and a storage room. The basement level houses a laundry room and utility room. It features a large, well-equipped outdoor terrace with tables and chairs, a barbecue, and a wood-burning oven, offering breathtaking views of the city of Lucca. It also has a large private garden with parking.
The 3×6 meter above-ground pool is private and reserved for the exclusive use of the villa, offering relaxation and privacy.
Getting there: Leaving the valley floor, climb Via di Vicopelago, a typical Tuscan countryside paved road. It has some hairpin bends and a narrow final section, requiring careful driving and right-of-way. The last 200 meters are gravel. For less experienced drivers, we recommend a small car.
Pets are not allowed. The villa is designed for enjoying the Tuscan summer, filled with wine and barbecues, swimming in the pool, and exploring the many trails that start from the villa.

Borgo Ai Rovai
Villa Belvedere

The Villa owes its name to a visiting nobleman who, by virtue of the splendid panorama that the property enjoys, pronounced that it was a “bel vedere” (in other words a “beautiful sight”).

Villa Regio
The Villa is located 10 km from Tenuta San Giovanni on the western side of Lucca’s hills at an altitude of 220 m above sea level and immersed in the Estate’s olive grove, from which we produce our excellent “Petra” extra virgin olive oil.

The Villa owes its name to the last settler who inhabited it and who at the end of the olive harvest used to sing the Te Deum chant in thanksgiving to God from the top of the Estate.
